Renovation of three levels in two buildings that serve as the college administrative offices.  Scope of work included design elements and strategies that retain or enhance the existing architectural character while incorporating an entirely new HVAC system.  In addition to interior design elements, exterior elements include landscaping to work in conjunction with the existing campus plan.

Two duplex units and one simplex unit totaling 5000 sq. ft. of speculative development.  Included in the duplex units are dramatic two story spaces and roof decks or garden terraces.  Every unit also has defined entry foyers. The building is constructed of masonry and has an innovative floor layout allowing greater  interior efficiencies than typically found with this building type.  This building along with other repeat buildings consistently demand the highest selling costs of this building type.

Renovation of the lobby of a medical building that is a satellite of Mercy Hospital & Medical Center in Chicago.  Renovation included new reception desk, flooring, lighting and wall surfacing.

Four duplex units totaling 5000 sq. ft. of speculative development.  Included in all the units are two story spaces and either garden terraces or roof decks.  The building was originally designed to  demonstrate its masonry load bearing qualities expressed in a collage composed of multiple saturations of earth-tone red brick colored Astra glazed tiles, two types of glass block and wood stained windows.  The builder substituted  with concrete block and white clad casement windows severely compromising the design intent of the building.  The interior spaces are as designed and offer the occupants unsurpassed light quality for a building of this type.

 

20 Unit Masonry Building

Twenty Units totaling 27,000 sq. ft. of speculative development.  Included in all units are two story spaces, private balconies and two parking spaces.  To maintain privacy and to maximize the light quality each unit acts like a pod sharing a spine with other units.  This unique plan configuration also allows each unit to have its own individually controlled HVAC system.  Originally designed to have the same aesthetic as the four flat on Henderson the builder substituted materials compromising the design intent.  The units however offer amenities and quality of interior spaces not found in any other multi-family building in the area.

Three separate projects involving two floors of the administration building.  The Contract Department was completed in 1993, the Marketing Department was completed in 1995 and the Production Department was completed in 1996.  As the top University Press in the country touting the most published works by Nobel Prize winners, the spaces demanded elegance, functionality, and had to work within the budget restraints of the University.

Renovation and addition to 1950's home.  New rooms included a Family Room, Kitchen, screened-in Porch, Master Bedroom Suite and Guest Bedroom.  Work included reconfiguring the existing room layouts and giving the existing home a new shingle style feel exterior by painting the brick and replacing existing diagonal siding with stained wood shakes.  New exterior spaces were created by the forms of the addition.

Design services for a new home and guest house for owners who had hired a local builder with in-house architect to produce the construction drawings.  Archimage worked behind the scenes guiding the owners to making informed decisions regarding the design including functional relationships, and aesthetic characteristics.

New 6000 sq. ft. home with traditional detailing including limestone corbelling on the building corners.  Front entry is an arched roofed limestone portico.  Interior elements include a center rotunda with beamed ceiling with a center oculus that is perceptually open to the sky.

New 5000 sq. ft. single family residence utilizing pre-cast concrete panels on the exterior allowing the building to be enclosed after a week of construction.  Utilizing modern detailing dramatic spaces were designed as slits in the ceiling planes.  Just before the building was to go under construction the owner was transferred overseas so the project was never realized.

New 6000 sq. ft. red brick and limestone home traditionally detailed.  The front entry bay is clad in limestone blocks chamfered on the edges to reinforce the materiality of the stone.  The entry is an arch form with chamfered stone voussoirs.  The interior is punctuated by a dramatic two story entry hall and two story family room with floor to ceiling glass that faces the backyard.

Addition and partial renovation to the existing home.  Addition included a new Family Room, Kitchen, Mud Room, Office, Guest Bedroom, Bath and Library.  The design involved flipping the Garage and driveway from the north side of the home to the south side near the south property line maximizing the amount of yard around the home.  This allowed the new Family Room to be on the side of the home with the best views.  This configuration also allowed more privacy to the yard.  Adding to that side of the house also allowed the entry to be centered balancing the mass of the home.  Connecting existing spaces and adding a new kitchen on the back side of the home allowed a new mud room connection to the new attached Garage beyond.

Total renovation and addition to a 4000 sq. ft. home.  Scope of the work also included the renovation of the front facade, limestone entry steps and yard.  Traditionally detailed this home has an attached four car Garage allowing a continuous 40ft. deck off the Family Room.  Designed by Archimage the home has very richly detailed cabinetry and millwork.

Addition and partial renovation to a single family residence.  New rooms include a Kitchen, Breakfast Rm. and Master Bedroom Suite.  The scope of work also includes a new front entry and involves a new trim system and siding for the exterior of the home.  The project is currently in the bidding process.

Addition and partial renovation to part frame and part masonry home.  Scope of work included a total renovation of the first floor and included adding a new second floor.  The second floor added a new Master Bedroom, Guest Bedroom, Bath and Master Bath.  The first floor was partially reconfigured and included a new Kitchen.  To aid with the cost of construction, the entire new second floor was constructed of habitable trusses resting on the front and back walls of the existing home.  This allowed  continuous column and wall free spaces on the first floor.  The side of the home faces a public park which allowed large windows to be placed within the trusses oriented to the optimal view.  Large windows were added to the first floor to provide views to the adjacent forested park.

Originally started as a space planning study for a  financial trading company, the scope of project increased as the company merged with two other companies requiring the full floor of the building totaling  over 23,000 sq. ft.  The scope of work also increased to include the office build-out and the procurement of interior furniture and furnishings.  The renovation of the lobby was also included in the scope of work.

Addition to and complete renovation totaling 5500 sq. ft. of a masonry single family residence.  The home situated on a wide lot is to have a total renovation of the front facade treated in a traditional manner reflecting the client's desires to live in a Tudor inspired home.  The project is currently in the permit process.

12456 Brookforest Ct.

New 8000 sq. ft. single family residence.   Conceptually the home, located in a geological area permeated by shale outcroppings, is a series of stone garden walls.  The wall at the front of the home relates to the neighboring homes in scale and in shape, being gabled.  The wall is curved to relate to the cul-de-sac while the other stone walls of the home curve in the opposite direction allowing optimal views to the forest preserve at the backyard. The curved walls also provide visual privacy from the neighbors.  Steel structures emerge from the stone spanning across the curved walls.  The steel at the front of the home defines and provides cover for the entry while the steel at the rear becomes the extension of the Living Room. The curves and room layouts were designed to maximize the solar exposure while protecting the habitable rooms from wind in the winter months while maximizing natural ventilation in the summer.  The home has a two story Great Room open to the Dining Room and Kitchen beyond.  The Study  has movable wood walls that open to the Great Room.  The stone "garden" walls can be seen from every room of the home and have a thickness to emphasize the materiality of the stone.  The walls also provide a dialogue regarding typical subdivision homes that have brick veneer fronts and stucco sides and rear.

New 6000 sq. ft. residence on a prime golf course lot in the planned development Southgate on the Glen.  In the manner of the home mentioned above the home provides wall extensions of thickened brick masonry to emphasize the materiality of the wall.  The exterior wall surfaces are treated as planes extending beyond the building mass.  These planes are treated monolithically with wood stained windows and trim.  The openings perceptually are carved out of the wall planes evoking an arts and craft inspiration.  The center of the home is punctuated by a rotunda that has a continuous row of motorized windows allowing natural ventilation in the summer .  The main stair in the rotunda lets off at the second floor centered on the Great Room.  Access to each side of the second floor is accomplished by passing through the Great Room  The second floor Loft overlooks the Family Room, Breakfast Room and Kitchen.  Skylights filter light through all these spaces.

Addition and partial renovation to existing masonry single family residence.  Project includes a dramatic three story Family Room space that has a sculptural steel stairs providing access to all levels.  The addition is constructed of split face concrete block to match the main home.  The inside  exposes colored ground face concrete block at all window and door openings.  The drywall wall surfaces are held off the floor and ceiling to treat them as if they were canvases hung on the ground face block.  Large expanses of industrial insulated wall panels and skylight provide dramatic light to the main space.  At night these panels are lit from the outside providing glowing panels reminiscence of Japanese shoji screens. The lower level provides a large TV viewing area with adjacent children's play area.  Windows in the home are oriented toward the side yard which an expansive yard was created by demolishing the adjacent house.  This provides for beautiful landscaping along with a basketball court and children's playground

 

17 Ridge Dr.

Dune Acres, Indiana

Addition and renovation to existing frame residence.  Project is for clients who are architectural aficionados.  Retaining the original concrete foundation and floor framing, the walls of the home were rebuilt to provide more volumetric spaces.  To make the spaces feel larger but yet retain some of the intimacy of the original cabin-like rooms a dropped lattice of wood was suspended from the ceiling creating an interesting play of light.  The home located on the Indiana Dunes with a view of Lake Michigan and located in a steel producing region is to be clad in weathering Cor-ten Steel panels.  Dark stained wood volumes puncture the steel panels both on the exterior and the interior.  The floor materials are to be concrete pavers that continue the ground plane from inside to outside.  The exterior entry to the home is through a zen like garden with aggregate concrete pavers set in a defined area covered in stone pebbles and surrounded by spruce trees.  The permit for the project has been issued.

 

807 Forest Ave.

River Forest, IL

New 5000 sq. ft. single family home.  The home located on a double lot is designed with traditional detailing to reflect the client's desire to have a home that has the feel of the Italianate homes in the area.  The owners desired a home that was environmentally responsible while being "healthy" to those that are chemically sensitive.  With the original Brunswick mansion a few blocks away the homes in the area are as large as 10,000 sq. ft.  Even though the zoning requirements would allow them to build a much larger home, the owners opted to keep the square footage just under 5000.  Using computer simulations a linear plan was developed to maximize the benefits of the sun and natural wind patterns.  Every building component was studied for its effects on human health.  An innovative heating and cooling system has been designed to optimize indoor air quality and comfort.  Each room can be individually controlled.  The entire system has the potential to save the owners greatly with their monthly energy costs.  The main room of the home is the Great Room.  The octagonal shaped room captures light from all sides and features a dramatic oculus that opens to a skylight in the ceiling of the Master Bedroom above.  The home retains the existing trees on the lot.  Instead of being torn down, the existing home is being moved to the adjacent lot to the north.  The working drawings have been completed and the home will be sent out for bid after the new year.

 

University Natatorium

Feasibility study to generate funding for the project.  Main attributes include an innovative roof structure designed to naturally ventilate in the summer while providing radiant heat transfer in the winter.  The roof structure also lights the space naturally during the day while aesthetically providing an aquatic theme expressed on the interior and the exterior.  Currently in the preliminary design phase
