Architectural Services

Pre-Design Phase - zoning and building code analysis - plat of survey, topography survey and utility plans review - existing structure documentation - project programming - site evaluation for solar exposure, wind patterns, vegetation, etc. 

Schematic Design Phase - development of functional and stylistic considerations - creation of sketches, models and/or 3-d renderings - preliminary budget assessment - environmental analysis - preliminary energy modeling 

Design Development Phase - fix the character of the project - develop plans, sections, exterior and interior elevations - incorporate preliminary HVAC, electrical & plumbing - budget assessment - energy modeling and evaluation of alternative energy saving strategies

Construction Document Phase - preparation of plans, elevations, sections, details, energy analysis, HVAC, electrical & plumbing drawings for permit and construction - preparation of cabinetry drawings and written specifications  

Construction Phase - drawing dissemination - contractor selection assistance - site visits - field reports - clarification sketches - change order processing - payout assistance - punch lists - certificate of occupancy
